Home Loan Scheme for Economically Weaker Section (EWS), Low Income Group (LIG), and Middle-Income Group (MIG) Individuals - Urban Areas. : Eligible Customer

  • Individuals with low income under EWS/LIG/MIG category who wish to purchase residential property in Urban and Metro canters only, with a regular source of income either having minimal or no documented income or income proof, but have digital footprints of banking and other economic activities. Eligible customers also include:
  • Small traders, shopkeepers, Skilled and Semi-Skilled workers/ artisans in unorganized sector;
  • Members of SHGs, beneficiaries of PM SVANidhi, PM Vishwakarma, Mudra, Stand Up India;
  • All beneficiary groups under PMAY-U 2.0.

  • Individuals with low income under EWS/LIG/MIG category who wish to purchase residential property in Urban and Metro centers only.
  • Applicant(s) with annual income up to Rs. 9.00 lakhs.
  • A satisfactorily maintained Running Bank Account / UPI transaction history for a minimum period of 12 months.
  • Applicants must be willing to shift its primary banking i.e. accounts where business transactions are routed or salary account (account of person engaged in un-organized sector), with our Bank before disbursement of the proposed Home Loan.
  • Applicant(s) should be having no home or one Home, self-declaration to be obtained regarding same.
  • Minimum Age shall be 21 years and Maximum Age shall be 60 years
  • Carpet Area for a house upto 60 sq mtr;

  • For purchase/ construct a new house / flat,
  • For purchase of built house/flat.
  • For carrying out Additions to the house/flat.
  • For carrying out repairs/ renovation / alterations to the house/flat.
  • Note: No loan for standalone purchase of plot will be allowed under the scheme. However, loan for purchase of land/plot and construction of house building thereon may be sanctioned subject to condition that total project cost should not exceed the prescribed limit.

₹ 35.00 Lakhs subject to maximum Project Cost of ₹ 45 Lakhs.

    Other Centres:

₹ 25.00 Lakhs subject to maximum Project Cost of ₹ 30 Lakhs

For Home Improvement (for Repair & Renovation)

    Metro Centres:

₹ 10.00 Lakhs.

    Other Centres:

₹ 6.00 Lakhs

The documents are to be obtained as per the checklist of Home Loan specified in the Master Circular on Home Loans. However, the following documents are not required:

  • Salary slips, FORM 16
  • ITR, IT acknowledgments, advance tax challans (for both company / firm and personal account) in case of self-employed applicants Certified copies of Balance Sheets and Profit and Loss accounts.

Loan will be originated through the Jan Samarth portal.

Loan will be governed by RBI guidelines, applicable LTV norms, credit appraisal and Bank of Baroda Home Loan scheme rules.
